Living in Trail Ridge at Northgate
Trail Ridge is the kind of neighborhood people find by accident and then keep coming back to. It doesn’t have a clubhouse or a marketing campaign behind it. What it does have is hillside streets, a lot of walkout basements, and views west toward Pikes Peak and the Air Force Academy from a surprising number of back decks.
The lay of the land
Trail Ridge is really two neighborhoods on either side of Voyager Parkway, a few minutes from I-25 and the Interquest corridor. Trail Ridge at Northgate runs along the east side of Voyager, and Trail Ridge South at Northgate runs along the west side, reached from Voyager at Longs Peak Trail and Cypress Semi Drive. The ground here slopes, which shapes almost everything about the homes. Lots step down the hillside, basements open out at the back, and the higher streets get the long views.
Here’s how they fit with their neighbors. The two Trail Ridge neighborhoods meet along Voyager, with Trail Ridge South on the southern end. Trail Ridge at Northgate backs up to Flying Horse on the east, with Stone Crossing at Middle Creek to the north and the Liberty Heights senior living community to the southeast. Trail Ridge South has The Farm to the west and the Interquest commercial area to the south.
The newer neighborhood of The Farm was developed on the land right beside Trail Ridge South, so the two are often mentioned together. They’re built in different eras, though, and they feel different on the ground.
The homes
Most of Trail Ridge was built from the late 1990s through the mid-2000s. Expect two-story and ranch-style homes, many with finished walkout basements, three-car garages, gas fireplaces and covered decks that make the most of the view. Lots are typical suburban size, but the slope often gives them more usable outdoor space than the square footage suggests.
At 20-plus years old, a lot of these homes are in their first or second round of updates. That makes the neighborhood interesting for buyers who’d rather put their own finishes into an existing house than pay for new construction.
Two places worth a visit. Mary Kyer Park, an 11-acre park on Middle Creek Parkway that separates Trail Ridge from Middle Creek, has a paved loop around a pond, a waterfall, two playgrounds, tennis and basketball courts, and a big open field. The La Foret Trail runs northeast from Voyager Parkway all the way to Lizard Leap Park, one of the largest parks in Flying Horse.
Living here
The convenience is hard to beat. Interquest shopping and dining are close, I-25 gets you downtown or toward Denver quickly, and you’re near the Academy’s open land and the New Santa Fe Regional Trail. The neighborhood itself is mostly residential streets, so traffic drops off once you’re away from the main roads.
Worth knowing before you buy
Slope cuts both ways. Walkouts and views are the upside. Drainage, retaining walls, and icy driveways on north-facing slopes are the things to check.
Age-related updates. Roofs, water heaters, furnaces and windows on homes from this era may be original or recently replaced. Find out which before you settle on a price.
HOA. Trail Ridge South is covered by the Trail Ridge South / South Valley HOA. Dues include trash service, exterior changes need architectural approval, and on-street parking isn’t allowed. Confirm current dues and rules for the specific home.
Schools. Trail Ridge is in Academy School District 20. Check the assigned schools by address.
