Living in Sanctuary Pointe
Sanctuary Pointe is about the view. The neighborhood sits on high ground about three and a half miles east of I-25 off Baptist Road. From a lot of back decks here, you can see Pikes Peak to the southwest and the lights of Colorado Springs spread out below at night. It’s one of the newer neighborhoods in Monument, and it was laid out to make the most of that ridge.
The lay of the land
You turn north off Baptist Road onto Sanctuary Rim Drive, and the neighborhood climbs from there. Streets wind along the slope, which is why so many homes here have walkout basements. The ground is a mix of open hillside and pockets of trees, with open space and trails woven between the sections.
Here’s what surrounds it. Higby Estates is to the north. To the south are The Ridge at Fox Run and, west of that, Kingswood, with Promontory Pointe to the southwest and Fox Run Regional Park to the southeast. Baptist Road gets you to I-25 and the shopping around Jackson Creek Parkway in a few minutes.
Living here
Trails cut through the neighborhood and, in places, through large forested greenbelts, so a lot of residents walk out the front door instead of driving to a trailhead. The centerpiece is Sanctuary Pointe Park, in the middle of the community, with a playground, open public space and a soccer field.
A trail also runs along the southern edge of the neighborhood, from a pedestrian underpass beneath Baptist Road at Fox Run Park over to The Ridge at Fox Run. That gives Sanctuary Pointe a walking connection to the 417-acre regional park without ever crossing Baptist.
Sanctuary Pointe also has one of the more active event calendars on this side of Monument, run by a volunteer committee of homeowners. Expect a mix of seasonal gatherings through the year, like a fall festival, holiday events in the park and a Thanksgiving fun run. The lineup changes each season, so check the Sanctuary Pointe Events site for what’s coming up.
For errands, you head west on Baptist Road toward Jackson Creek Parkway.
The homes
Sanctuary Pointe was mostly built from the mid-2010s on, so the homes are newer, with current floor plans: open main levels, main-floor offices, lofts, and finished walkout basements. Lots tend to run about a third of an acre, larger than many newer neighborhoods. Three- and four-car garages are common. The Carriages at Sanctuary Pointe is a section of townhomes within the community, for buyers who want the location with less yard to keep up.
Worth knowing before you buy
Views come with exposure. Ridge lots catch the scenery and the wind. Think about where the deck faces and how the driveway handles snow.
HOA and metro district. As a newer planned community, Sanctuary Pointe has HOA covenants and a metropolitan district on the property tax bill. Get both numbers for the specific address.
Baptist Road traffic. Baptist is the main way in and out, and it’s busy at commute times. Factor that into your daily routine.
Schools. Sanctuary Pointe is in Lewis-Palmer School District 38. Verify assigned schools by address.
Nearby neighborhoods
For newer homes closer to I-25, compare Promontory Pointe and Jackson Creek. For wooded lots next to the regional park, look at Fox Run just to the south. For acreage, Higby Estates borders the neighborhood to the north, and the Kings Deer area and Black Forest are the next step from there.
