Living in Bent Tree and Along Higby Road
Cross Highway 105 heading south down Roller Coaster Road from Kings Deer and the feel changes. You’re fully in the pines, with large homes on big lots tucked into dense forest and a lot of privacy. Locals often just call it Bent Tree, which is as well known around here as Kings Deer, but it’s really a string of neighboring subdivisions along Higby Road and Furrow Road. This page covers Bent Tree, Arrowwood, Canterbury, Higby Estates and Grandwood Ranch, plus smaller neighbors like Timberview, The Timber and Back O’ the Wind.
The lay of the land
Here’s how the pieces fit together. Highway 105 runs along the north edge of most of the area, with the Kings Deer area across it. Arrowwood sits in the northwest corner and straddles the highway, with sections on both sides of 105, Bent Tree is south of Kings Deer, and Canterbury sits farther east, below Hilltop Pines and Cherry Springs Ranch. Grandwood Ranch is south of Arrowwood, just north of Higby Road, and Higby Estates sits across Higby Road from Bent Tree, with Sanctuary Pointe just south of it. Woodmoor is to the west, and Jackson Creek is to the southwest.
Along Furrow Road, Timberview has large homes on large lots and plenty of privacy, and Furrow is its main route in and out. Between Timberview and Arrowwood are two thin slivers of subdivisions, The Timber and Back O’ the Wind. Out here, small subdivisions tend to blend right into the bigger ones around them, so don’t be surprised if a listing’s subdivision name isn’t one you’ve heard.
Grandwood Ranch is small, with 48 homes on lots of 2.5 acres or more and about 14 acres of shared green space. To get there, take Jackson Creek Parkway north to Higby Road, head east and turn north onto Grandwood Drive. You’re into the trees after the first few lots, and homes on the southern end look southwest toward Pikes Peak, the Air Force Academy and the Front Range.
Living here
Canterbury is an equestrian community, and it’s locally famous as the home of the Colorado Pumpkin Patch, about 40 privately owned acres that open to the public in the fall. Wherever you are out here, don’t be surprised to see wild turkeys wandering through.
It’s a rare combination for Monument: room, trees and dark skies at home, with Lewis-Palmer High School just down Higby Road. The shopping along Jackson Creek Parkway is a short drive south, and downtown Monument and I-25 are about 10 minutes away.
The homes
Most homes here are custom and semi-custom, built from the 1990s through the 2010s, often 4,000 square feet or more, with big garages, walkout basements and decks tucked into the trees. Bent Tree and Higby Estates lean toward the larger, higher-end homes of the group, and Timberview has large homes on large lots.
Grandwood Ranch is all custom construction, including recently built homes with high-end finishes, large square footage and plenty of garage space. A few remaining lots there have been offered as some of the last buildable acreage this close to town. The older subdivisions along Higby Road offer homes on similar parcels without new-construction pricing, so they’re worth comparing.
Worth knowing before you buy
Each subdivision has its own covenants. Bent Tree, Arrowwood, Canterbury, Higby Estates, Grandwood Ranch, Timberview, The Timber and Back O’ the Wind each have their own rules on outbuildings, animals, fencing and architecture. If you’re building in Grandwood Ranch, ask about the architectural guidelines and approval process early.
Water and septic. Homes out here are on private wells and septic systems. Review the well permit for allowed uses, test the water and inspect the septic.
Wildfire mitigation. Wooded acreage needs defensible space, and insurance carriers will ask. Get a quote early.
Snow and ice. The trees break the wind, but they hold the ice longer on shaded driveways. Look at which way a driveway faces.
Higby Road traffic. Higby carries school traffic at drop-off and pick-up times. Homes deeper in the neighborhoods feel it less.
Schools. This area is in Lewis-Palmer School District 38. Verify assigned schools by address.
Nearby neighborhoods
North across Highway 105, the Kings Deer area has more open ground, a public golf course and Cherry Springs Ranch. For trees and an active association on smaller lots, look at Woodmoor. For newer homes close to everything, Jackson Creek is just to the southwest, and Sanctuary Pointe sits just south of Higby Estates with big views. If you want even more acreage and deeper forest, Black Forest is the next step east.
