Living in Wolf Ranch
Wolf Ranch is the big one on the east side of Powers. It’s a master-planned community of nearly 2,000 acres on former ranch land, and it’s been building out since the mid-2000s. Much of what makes it work was planned in from the start: a lake, a recreation center, parks and a trail network that ties the neighborhoods together. It’s also still growing, which shapes a lot of what buying here looks like.
The lay of the land
Wolf Ranch sits in 80924 on the northeast side of Colorado Springs, east of Powers Boulevard, with Cordera bordering it to the northwest and Pine Creek across Powers. The master plan runs from Research Parkway on the south toward Old Ranch Road on the north, and from Powers east to Black Forest Road, with Briargate Parkway running through the middle. Black Forest begins just to the north and east.
About 300 acres of the plan is open space, including the 14-acre Wolf Lake and roughly 10 miles of trails. The older sections tend to have larger lots, and the newer phases are more compact.
Living here
Wolf Lake is the centerpiece, with trails around it and spots for kayaking, paddleboarding and fishing. The recreation center has an outdoor pool, a splash pad and a clubhouse. Gateway Park has a pavilion and a pond with a waterfall, Westcreek Park has a playground and a sport court, and the WOOF Ranch dog park has agility equipment. The neighborhood also puts on events through the year, like an outdoor summer concert series, yoga in the park, food trucks, Trunk or Treat and a holiday decorating contest.
Powers Boulevard gets you across the city quickly, and Briargate’s shopping, restaurants and Memorial Hospital North are a short drive west. Expect backups at Powers and Research at rush hour.
The homes
Because building has been going on since the mid-2000s, homes range from about 20 years old to brand-new. Several builders have worked here at once, and the range is wide: paired homes and smaller single-family plans, mid-size two-stories and ranches, and larger luxury homes in some of the newer phases. With construction still underway, you’ll often be choosing between a resale and a new build a few streets apart.
Worth knowing before you buy
Metro district and HOA. Wolf Ranch has a metropolitan district that shows up on the property tax bill, plus an HOA. Ask for exact numbers on any home you’re considering, including any recreation center fees.
Design rules. The HOA has architectural guidelines for things like exterior paint and fencing, and open rail fencing is the norm rather than tall privacy fences. Read the covenants before you plan changes.
New construction. Compare builder incentives, lot premiums and what’s planned on neighboring parcels. Having your own agent helps you sort out the real total cost.
Schools. Wolf Ranch is in Academy School District 20. Ranch Creek Elementary sits inside the neighborhood, and Chinook Trail Middle School and Liberty High School are nearby. Assignments can vary by section and change over time, so verify schools by address with the district.
Nearby neighborhoods
Across Powers, Pine Creek & Kettle Creek has established homes around a golf course. Cordera is the other big master-planned community next door, with its own community center and parks. For established resale homes, look at Briargate proper. To the north and east, Black Forest acreage starts within minutes.
