Living in Pine Creek and Kettle Creek
Ask three locals what to call this part of town and you might get three answers. Real estate sites tend to call it Kettle Creek. Most people who grew up here, me included, call it Pine Creek, after the master-planned community and the high school that took its name. Either way, it’s where the north side meets Briargate, along Old Ranch Road between Voyager Parkway and Powers Boulevard.
It’s also a big part of my own story. In the early 2000s, Challenger Middle School was the only middle school serving our part of the north side, so every kid from Gleneagle and Black Forest ended up there, and then at Pine Creek High School. Before Pine Creek High opened in the late ’90s, those same kids rode all the way down to Rampart High School, tucked into Briargate proper. If you grew up up here when I did, this is where your school years happened.
The lay of the land
Most of this area was once Kettle Creek Ranch, and the land was split into several smaller subdivisions over time, which is why the names get confusing. The creek itself cut a noticeable gorge through the area, and that’s where the name comes from.
Drive east on Old Ranch Road from Voyager and here’s what you’ll pass:
- Larger individual lots that aren’t part of any subdivision
- Creekside Estates, which straddles Old Ranch near Challenger Middle School
- Bison Ridge at Kettle Creek, as you get closer to Powers
North of Creekside and Bison Ridge, it’s mostly vacant land. South of Old Ranch is Pine Creek, which was developed after Creekside and runs south toward Briargate Parkway, where Briargate proper really begins. Northeast of Pine Creek High School is North Fork at Briargate, a newer development that, despite the name, is physically separate from Briargate.
Here’s the part that trips people up: the homes north of Old Ranch usually get called Kettle Creek, but they were built after both Creekside and Pine Creek, and there aren’t many of them. Pine Creek and Creekside are several times larger.
Here’s how the pieces fit together. Kettle Creek has vacant land to the north, and past that, across Interquest and Highway 83, is Flying Horse. Creekside Estates and Pine Creek are to the south. Pine Creek, in turn, has Kettle Creek to the north, Creekside to the west, Wolf Ranch to the east and Briargate to the south.
A note on zip codes. These neighborhoods sit where three zip codes meet. Pine Creek is in 80920, while North Fork, Bison Ridge and parts of Creekside are in 80908. If you’re searching by zip code, check both, or better yet, drive it.
The homes
- Pine Creek: a master-planned community of roughly 900 acres, built mostly from the 1990s through the 2000s around the Pine Creek Golf Course, common areas, parks and a walking path. Homes range from townhomes and production single-family homes to custom and semi-custom homes, and the architecture is limited to four styles: Craftsman, Prairie, Spanish Eclectic and European Cottage. It was built in sections: Pinewoods in the early ’90s, Charter Greens in the late ’90s, most of Pine Creek proper from the late ’90s through the mid-2000s, then Wildflower at Pine Creek and the Carriages at Pine Creek, a pocket of ranch homes on small, low-maintenance lots. Roughly half the homes are ranch plans, which is more than you’ll find in most north-side neighborhoods. Some of the most prominent homes sit along the south side, on high ground overlooking Briargate along streets like Promontory Peak Drive and Pine Springs Way, and the largest homes in the neighborhood sit on lots of a third to more than half an acre.
- Creekside Estates: mostly two-story homes from the mid-1990s, on lots of about a fifth to a third of an acre. Because Creekside straddles Old Ranch Road, a home’s zip code, 80920 or 80908, depends on which side of Old Ranch it’s on.
- Bison Ridge at Kettle Creek: custom and semi-custom homes, mostly from the 2000s and 2010s, on lots of about a quarter acre, often with mountain-rustic styling, finished basements and three- or four-car garages.
- North Fork at Briargate: built out between about 2015 and 2021, so everything here is about a decade old or newer. Most homes are ranch plans of roughly 3,000 to 3,800 square feet, on lots of about a seventh of an acre, which keeps yard work light. It’s one of the more active pockets in this part of town, so there’s usually something to look at.
Living here
Location is the selling point. Powers Boulevard gets you across the city quickly. Briargate’s restaurants, grocery stores and medical offices are minutes away, and I-25 and the Air Force Academy are about 10 minutes west by way of Old Ranch Road or Interquest. Challenger Middle School and Pine Creek High School are both right here, in Academy District 20.
Worth knowing before you buy
Names and zip codes don’t line up. A listing might say Kettle Creek, Pine Creek, Creekside or Briargate for homes a few minutes apart. Go by the subdivision and the street, not the label.
Road noise. Powers is a major road. Homes closest to it hear it, and homes a few streets back mostly don’t. Visit at different times of day.
HOA and metro district. Newer sections like North Fork typically have an HOA and may have a metropolitan district on the tax bill. Ask for exact numbers on any home you’re considering.
Schools. This area is in Academy School District 20. Confirm assigned schools by address.
Nearby neighborhoods
From here, the north side opens up. Head west on Old Ranch and north on Voyager, and you’re into Trail Ridge, Middle Creek and Flying Horse. Head north up Highway 83 or Black Forest Road and you’re in Black Forest acreage within minutes. To the south, Briargate begins at Briargate Parkway.

Current market and listings
For the latest numbers, see my monthly Market Update. Because this area straddles 80920, 80921 and 80908, it’s worth checking listings in all three. If you’re comparing a home here with something farther north, I’m happy to help you weigh what changes as you cross Old Ranch Road.
