Living in Flying Horse North
Flying Horse North takes the club lifestyle from Flying Horse and spreads it out over acreage. Homesites start at about two and a half acres. The community is built around its own 18-hole course, separate from the original Flying Horse course to the south. It’s the newest luxury neighborhood on Black Forest’s western edge, and it’s still being built out.
The lay of the land
Flying Horse North sits northeast of Flying Horse, across Highway 83, between Black Forest Road and the highway, along Old Stagecoach Road south of Hodgen Road. The ground rolls through open meadow and stands of ponderosa, and a lot of homesites face west toward Pikes Peak across the golf course. You’re a few minutes from the north side’s shopping and services along Highway 83 and Interquest, and from I-25.
Here’s what surrounds it. High Forest Ranch is to the north, Cathedral Pines to the southwest and Holmes Park to the southeast. Terra Ridge sits to the east across Black Forest Road, and Stagecoach Spring Estates is to the west. Settlers Ranch is just north across Hodgen Road, and Flying Horse is to the southwest across Highway 83.
What sets it apart from deeper Black Forest is that it’s a master-planned community. Most of the forest is individual acreage parcels and small subdivisions that grew up over decades. Flying Horse North was laid out from the start around its own golf course, with a club, design standards and, in the newer filings, district water and sewer. You get acreage and Black Forest surroundings, with the structure of a planned neighborhood.
Living here
The golf course is the centerpiece: an 18-hole championship course designed by Phil Smith and run by the Club at Flying Horse. Residents also have access to the original Flying Horse course and clubhouse just south on Highway 83, and a clubhouse of Flying Horse North’s own is planned. Membership depends on the filing. The Signature Golf Membership initiation fee comes included with homesites in the newer filings, so confirm what’s included for any specific lot. Beyond the course, it’s acreage living: room to spread out, big skies and very little traffic.
The homes
Flying Horse North is mostly new custom construction, much of it built in the last several years, with more underway. The first release was 81 homesites of two and a half to five acres, and the newer filings run roughly two and a half to three and three-quarter acres. Homes are large and high-end, often 5,000 to 7,000-plus square feet, with designs ranging from mountain modern to traditional. Early buyers could bring their own builder, and the newer filings feature a roster of regional and national builders, all working within the community’s design guidelines.
Worth knowing before you buy
Design review. Custom construction here goes through architectural review. If you’re buying a lot to build, learn the guidelines, timelines and approved builders before you commit.
Ongoing construction. With active building, expect construction traffic and changing views around undeveloped lots for a while.
Water, sewer and taxes. This varies by filing. Homes in Filing 1 are on private wells and septic systems. Later filings sit within the Flying Horse North metropolitan districts, which fund roads, water and sewer infrastructure, parks and other improvements, and which add to the property tax bill. Confirm the water source, wastewater setup and district charges for the specific homesite.
Schools. Depending on the homesite, Flying Horse North is in either Academy School District 20 or Lewis-Palmer School District 38. Verify by address.
