Living in Cathedral Pines
Cathedral Pines is one of Black Forest’s signature luxury neighborhoods, and its history is part of the story. The community covers about 810 acres in the southwest corner of the forest, near Highway 83 and Shoup Road. More than half of that land, over 450 acres, is preserved as open space with ponds, streams and walking trails. Homesites run from about two and a half to five acres.
The lay of the land
Its location is a big part of the appeal. You’re in Black Forest, with acreage, ponderosas and dark skies, but you’re also just minutes from Flying Horse, the Briargate shopping corridor and the north side’s hospitals and services. Downtown Colorado Springs is roughly 30 minutes away, and Denver is about 45 to the north.
Cathedral Pines came through the 2013 Black Forest Fire with only partial damage. The fire tore through the land to the south and southeast, and most of the damage nearby was in Black Forest Regional Park, with only the community’s southern and southeastern edges affected. Most of the neighborhood kept its trees, and it still offers plenty of tree-covered privacy. The main change is the drive in: the main entrance now takes you through part of the burn scar before you reach the pines.
Here’s what surrounds it. Flying Horse North is to the north and northeast. To the southeast is Holmes Park, another neighborhood of luxury homes on large lots, but without the pines, so its views are wide open. To the east is a collection of large acreage parcels that aren’t part of any subdivision. Falcon Forest sits to the southwest, and to the west, large tracts of land stretch over toward Bridle Bit Ranch.
Living here
The open space, ponds and trails set the daily rhythm here. Neighbors love the Pikes Peak Loop trail that circles the community, and the Cathedral Pines Trailhead, at Vessey Road and Holmes Road to the east, runs west to connect with it. Black Forest Regional Park is just down the road. The community’s lodge hosts gatherings and events, and the Club at Flying Horse is close by, with membership options for golf, fitness and dining.
The homes
Cathedral Pines is almost entirely custom construction, mostly built from the 2000s on. Homes are large, often well over 5,000 square feet, and designed to fit the setting with stone, timber and big windows facing the mountains. Expect three- and four-car garages, finished walkouts and outdoor living spaces as standard.
Worth knowing before you buy
Wildfire and insurance. Given Black Forest’s fire history, insurers look closely at any wooded property, and mitigation standards matter. Ask about defensible space, construction materials and current insurance costs early, before you’re under contract.
Water and sewer. Homes in Cathedral Pines are on their own private wells and septic systems. Review the well permit for allowed uses, test the water and inspect the septic as part of due diligence.
HOA and architectural review. The open space, ponds and lodge are maintained through the HOA, and design guidelines govern construction and exterior changes. Read both.
Schools. Cathedral Pines is in Academy School District 20. Verify assigned schools by address.

Current market and listings
Luxury acreage doesn’t follow neighborhood averages, so the monthly Market Update is a guide to the broader 80908 trend rather than a price tool. Active listings are below. If you’re considering Cathedral Pines, I’m glad to walk a homesite with you and talk through mitigation, views and how the lot sits.
